The Landlord & Tenant Act 1985 introduced a new obligation on a Landlord to consult with residential lessees when works over a certain financial limit were contemplated. This has been tightened further by subsequent legislation, and the penalties can be very severe if the consultation process is not carried out correctly.
Ashby Building Surveyors have considerable experience in handling this process, and in specifying and tendering major internal and external works in occupied residential buildings.
It may be necessary to ask for the assistance of the Leasehold Valuation Tribunal in certain circumstances, and Ashby Building Surveyors are building up experience and expertise in advocacy before the Tribunal.
Expert Witness work is sometimes needed, and occasionally Counsel is instructed by Ashby Building Surveyors, who work for Landlords, Lessees, Residents Management Companies and Residents Associations.
Colin is an experienced Contract Administrator and Project Manager having worked on large scale property redevelopment schemes and project managing a variety of developments in a multi-disciplined environment. Colin is adept in design, planning, specification, building pathology and managing works in occupied properties for both registered private landlords and Local Authorities. Colin became a Director of Ashby Building Surveyors in 2012 and currently acts as a principle Surveyor for several prestigious buildings in London dealing with all Maintenance, Defect Diagnosis and Section 20 works.
Sue has experience in a wide range of Building Surveying services including design and Contract Administrator responsibilities on residential and commercial refurbishments for internal and external requirements, defect diagnosis and reporting, Party Wall matters, review of requirements and monitoring for Licence for Alteration purposes, Dilapidations scheduling and negotiations and Reinstatement Cost Assessments for building valuation purposes. This experience has primarily been gained working on large historical Estates in central London.
Jonathon is a graduate Building Surveyor with experience in the residential and commercial sectors. His focus over recent years has been with occupied leasehold properties where he has been involved in residential refurbishment work, conducting defect analysis surveys and preparing Planned Maintenance Programmes.
