Block Management
Our Block Management service already operates in over 120 buildings, mainly in Central London. Service Charges and Ground Rents are collected for Landlords, Residents Management Companies and Right-To-Manage Companies. This involves budgeting, accounting, dealing with emergencies, setting and implementing long-term maintenance programmes, and ensuring day-to-day services are provided to each building.
Hurford Salvi Carr acts as Company Secretary for a wide range of companies, and is able to offer a fast service to set up new Residents Management or Right-to-Manage Companies, and handle the subsequent administration.
Regulated by the Financial Services Authority, Hurford Salvi Carr is able to offer competitive building and engineering insurance quotations, and to handle insurance claims on behalf of clients.
The common parts of Blocks of Flats are deemed to be places of work, and therefore subject to all the requirements of the Health & Safety legislation. Block Management staff are trained to carry out these inspections, carry out Risk Assessments, and comply with the new requirements for Fire Inspections.
Direct operatives are employed through our associated company, Ashby & Horner Limited, which has been active in the City of London since about 1690 and work closely with our Block Management team. It is a great asset to have control over mobile maintenance staff in case of an emergency in a flat or a building, and Ashby & Horner Limited are able to provide a secure service for the redecoration of apartments.
Hurford Salvi Carr has been proactive in recommending to clients the use of the Leasehold Valuation Tribunal as a fast and economic way of resolving Service Charge disputes. As a result, considerable expertise has been built up, and this is available to any Landlord or Lessee.
